​The Check In

Our “Check-in” service involves meeting the Tenant (if applicable) at the property on the day of handover with copies of the previously prepared Inventory. Our Inventory Clerk will have collected the keys for the handover from the Letting Agent or Landlord.

Again, the Inventory Clerk inspects the property and compares it to the Inventory report.  Any agreed amendments are noted on the Inventory. 

Utility meter readings will be recorded, and Smoke Alarms and Carbon Monoxide alarms will be observed, and the status of the power supply recorded. These superficial checks do not relieve the Landlord of the obligation to commission a periodic inspection and test by a qualified electrician.

To authenticate the Inventory, it must be signed by both the Landlord and Tenant or their representative.  The signed and agreed Inventory report should be kept safely for use at the end of tenancy period or in the event of a dispute and a copy is e mailed to all parties.
